In addition to our repair/renovation services, Sturgeon Construction & Restoration also offers property management  for home owners,  business owners, or landlords who prefer to have one contact for all of their home or business needs.  We can provide detailed reports citing the condition of your home or business including the interior, exterior, and mechanicals.  Additionally, clients may choose from some or all of the following options:

Rentals:  Apartments - Multi Family - Condos

Tenant screening and leasing of rental property:

We use real time credit reporting services along with an in depth analysis of job and rental histories to find the strongest candidates for your rental property.   We excel in keeping proper records such as property condition statements, security deposits in escrow, and adhering to all lead laws.  Our documenting procedures use a number of redundancies such as pictures, cloud storage, pdf's and project management software to ensure we capture and save all relevant information for use; both now and in the future.

Financial Analysis:

Sturgeon Construction and Restoration works closely with owners or their representatives to maximize their assets by identifying areas that are causing them to under perform the market.   We are able to show owners pro forma scenario's that use hard numbers and accurate rental comparisons to guide them in their decision making process regarding unit improvements or larger capital expenditures such as apartment to condo conversions.

Quick Rental Conversions:

We are acutely aware of  the financial hardship that is caused when one or more units is vacant.  Our ability to quickly repair damage from previous tenants and deliver the apartment turn-key to the incoming tenant is an invaluable service to landlords.  While local noise ordinances have to be observed, Sturgeon Construction and Restoration can  provide "off hour" and emergency work to quickly deliver the unit ready to rent with minimal downtime to both tenant and landlord.

Second Home / Extended Travel

For individuals who need help caring for a second home or are vacationing for any length of time we offer the following services:

Weekly Unoccupied Detailed Property Inspections:

  • Check alarm systems.

  • Check internal climate of the house.

  • Check for storm damage.

  • Check for wildlife damage.

  • Check for excessive snow loads on roof.

  • Check for ice dams.

  • Check for vandalism.

  • Check systems in mechanical rooms.

  • Check refrigerators and freezers.

  • Check spa and pool temperatures (if applicable).

  • Check hot water re-circulation pump (if applicable).

  • Walk through and inspection of all rooms.

  • Secure all exterior doors.

  • Flush all toilets.

  • Check breaker panels.

  • Bring mail into the house.

  • Check irrigation system (if applicable).

  • Confirm landscaping / lawn maintenance (spring, summer, fall).

  • Confirm plowing/ice removal during winter months.

  • Check vehicles.

  • Start vehicles.

  • Empty ice trays.

  • Contact and manage all vendors.

Fall Property Conversion:

(Prepare property for the cold months)

  • Schedule window cleaning.

  • Clear all heat sources.

  • Schedule HVAC services.

  • Confirm snow removal services.

  • Disconnect and drain garden hoses.

  • Clean gutters and flat roof drains.

  • Empty central vacuum canisters.

  • Activate snow melt systems and / or heat tape.

  • Pool and spa cleaning (if applicable).

  • Vehicle snow tire changes.

  • Purchasing and stacking of firewood.

  • Schedule blowout of irrigation lines to prevent freeze damage.

Spring Property Conversion:
(Prepare property for the warm months)
  • Schedule window cleaning.

  • Deactivate snow melt and / or heat tape.

  • Coordinate grounds care services including spring clean up and planting.

  • Schedule and activate irrigation service.

  • Schedule central air service.

  • Schedule pool and spa cleaning and service (if applicable).

  • Empty central vacuum canisters.

  • Vehicles:

  • Start vehicles weekly when clients are away.

  • Bring to dealer for regular maintenance including oil changes and tire rotations.

  • Bring car for annual MA inspection sticker.

  • Car detailing as requested.
